Our Story

Innovative Capital Company began in 2007 right before the last Great Recession. We intended to provide innovative solutions for our clients seeking capital. Little did we know how innovative we would need to be to survive as an organization. This challenging time and our trial by fire only made us stronger and wiser.

Today we serve our clients by leveraging our experience, a constantly-evolving bank network, and in-house private capital. Our reputation is built upon an honest, straightforward approach. We can fund loans within seven days, solve complex financing challenges, and find the best rate and terms for our clients. Travis J. Likert

Travis J. Likert

Since 2003, Mr. Likert has been involved in asset management and private money placement. In 2007, he started his own real estate investment firm: Innovative Capital Corporation. Since its inception, Innovative Capital has delivered high-quality, mortgage-backed investments for its clients. Innovative Capital Corporation specializes in financing that is not offered by traditional lending institutions.In addition to private capital, Mr. Likert has an extensive background in commercial development focusing on multifamily properties.

Mr. Likert received his bachelor’s degree from San Diego State University and an MBA from the University of San Diego. Mr. Likert is licensed by the California Department of Real Estate (License #01418007).

Brent Arteaga-Biggs

Brent Arteaga-Biggs

Brent Arteaga-Biggs is a Partner at Innovative Capital Corporation, a commercial finance brokerage. He started his career in finance as a banker in 2004, earning top sales and analysis designations. As a self-motivated and highly competitive person, Brent built the foundation of his career in sales before turning his individual production towards leading sales teams. After many years processing and underwriting business loans, Brent found his next calling in bridging financial disciplines with institutional lenders and private capital to find innovative finance solutions for his clients and business partners.

Brent is a passionate team builder and is constantly looking to make connections and finding solutions to problems. Brent is a father to a newborn baby girl and husband to an incredible wife. You can find Brent in the ocean surfing when he is not with his family, work or supporting the community.

Aida Alba

Aida Alba

Has been in the real estate industry for over 10 years. During the real estate market crash of 2008, she held the position as director of dispositions for a private investor, focusing on the disposition of over 3,000 foreclosed and distressed properties held throughout the most economically affected areas in the United States.

Aida made the step into financing at the Commercial and Private Capital level when she joined Innovative Capital Corporation in 2014. Aida’s real estate experience and work ethics have been vital to the growth of our company and the service we offer our clients. In addition, Aida serves as the secretary of the board of directors for ICC.

David Powell

David Powell

Has been a leader in both Commercial and Residential Finance for over 25 years. David began his career at Wells Fargo as a Residential Loan Specialist. He continued with Wells Fargo moving into a Mortgage Loan Officer position. Soon after, he joined the CRA Team to help prepare Wells Fargo for the Great American Bank merger. David later transitioned to Construction and Private Capital Financing with Powell Financial Services, Inc. In 2007, David co-founded Innovative Capital Corporation, focusing on Commercial and Private Capital.

A driven entrepreneur, David left Finance to purchase a struggling company in the Automotive Industry. After stabilizing and selling that company, David jumped back on board at Innovative Capital Corporation. Since his return, he continues to provide Commercial and Private Capital Financing.

David’s strong ties to San Diego State University (1990) have kept him involved with the Alumni Association for over a decade. David is currently a member of the San Diego State Real Estate Advisory Board, which provides scholarships, mentoring, and advanced classes for SDSU students. The primary goal is to ensure students are ready “day 1”, for a job in the Real Estate Industry.

Trey Golston

Trey Golston

A Business Development Officer for Innovative Capital and operates mostly in the Orange County and Los Angeles Markets. Trey’s responsibilities include origination, underwriting, and placement of transactions with lenders. He graduated from San Diego State University in 2018 with a Bachelor of Science in Real Estate with distinction in the major. During his time at SDSU he was a participant of the 2018 winning SDSU team for the NAIOP University Challenge and an active member of the Real Estate Society on campus. Trey enjoys guiding his clients from start to finish on their commercial financing transactions by understanding his clients’ goals up front, which allows him to structure a transaction that will be best for the clients growth and prosperity in the future. In his free time you can find Trey playing beach volleyball, golfing, hiking, or sitting on the couch watching sports.

Revel Stark

Revel Stark

Has over 15 years of experience in business development, sales, and marketing and is inspired to help clients find innovative solutions to realize their financial goals. He graduated in 2003 with a Bachelor of Science, Finance Degree from San Diego State University. Revel genuinely enjoys making personal connections with clients and partners, and taking the time to learn about their unique business. He is an active member of the ProVisors community, which provides a network of professionals that supports the different needs of any organization. When Revel isn’t working to serve his clients, he enjoys spending his free time with his wife Melissa, daughter Siena and son Beau.

Tim Panza

Tim Panza

Tim Panza started his professional career in the United States Marine Corps serving our country during Operation Enduring Freedom.  After his four years serving in the Marines, Tim completed his Finance degree at Arizona State University.  Right out of college, he worked with a real estate development firm. Tim then transitioned to Commercial Banking where he would spend 15 years working as a Commercial Loan Underwriter, Business Development Officer, and Relationship Manager providing his clients with financial solutions that meet their needs.  

During Tim’s time in banking, he has helped numerous business owners purchase their first building or find the right working capital solution to fund their operations. Additionally, Tim has worked with countless Commercial Real Estate Investors to help fund their portfolio of real estate and assist with their real estate construction needs.  With Tim’s background and experience, he is well-equipped to help any client with their diverse financing needs nationwide.

When Tim’s not working with his clients, you will find him walking on the San Diego Bay with his lovely wife Kim and their dog Duchess, or cheering the San Diego Legion Rugby team on to victory.  Tim is also an active member of the ProVisors community.

Shelley Capron

Shelley Capron

Shelley was introduced to real estate and lending, working part-time in college, which evolved into her lifetime profession. Gaining experience early in her career in loan operations, she developed a solid understanding of the lending process and risk management before turning to production.

With over 30 years in the industry and serving as a Wholesale Account Executive for 20 years, she has represented both private and large commercial entities throughout her career. Shelley is committed to advocating for her clients with professionalism by adapting to the pulse of real estate cycles, market trends, and rate volatility. Relying on experience, knowledge, and instinct, she takes care to deliver reliable lending support. Shelley’s spare time passions include family, cooking, sailing, live music, and supporting youth organizations committed to music education.

Bobby Williamson

Bobby Williamson

In 2006, Bobby graduated from California State University Sacramento with a bachelor’s degree in Business Administration with a double concentration in General Management and Real Estate and Land Use. He started working as a project manager for a construction company in the California Bay Area in 2007, serving municipalities and large developers and customers builders. He quickly rose through the ranks, becoming the lead estimator and superintendent of operations. Within five years, Bobby doubled his company’s sales volume and expanded its service areas. Working for and owning a small business Bobby has seen firsthand the difficulty Small businesses have acquiring capital through the traditional commercial lending process. Bobby leverages this experience to understand his clients and helps them navigate the complexities of commercial lending.

Nick Leonard

Nick Leonard

In 2008, Nick graduated from the University of California at Santa Barbara with a bachelor’s degree in Business Economics with an emphasis in Accounting and a minor in Spanish. Recruited by PricewaterhouseCoopers Los Angeles fresh out of college, Nick began his career as a financial auditor serving Fortune 500 financial service clients. Within four years, he quickly rose to the top of his class and led his own audit teams while successfully obtaining his CPA license in 2011.
 
Looking to expand on his business acumen, in 2012, he began at Gursey Schneider LLP in Los Angeles as a Litigation Professional in the forensic accounting field. This experience created deep relationships with prominent professionals in the Los Angeles area (attorneys, accountants, investment advisors, bankers, lenders, etc.) and direct relationships with high-net-worth clients. Nick continued his career progression and accepted a business management position at HCVT LLP in Los Angeles. He acted as a fiduciary for 10+ high net worth families since 2015. As their trusted advisor and fiduciary, he has always taken the time to understand the objectives and provide the best solutions for individuals or their businesses.
 
Nick has worked on behalf of clients to find the best financing solutions for themselves individually and in their businesses. He leverages this experience to understand his clients and help them navigate the complexities of commercial lending.
Alex Kagan

Alex Kagan

Alex has over 25 years of experience helping business owners and the self-employed find the right loan. Specializing in residential and strategic business finance, Alex has enjoyed a successful career and is a trusted advisor to his clients and colleagues. Alex prides himself in finding solutions and assisting clients in growing their wealth and business.

Alex began his career in finance in San Luis Obispo, California. He moved to San Diego in the year 2000. Alex became a top producer for the largest residential mortgage broker in the state. He then leveraged this experience and co-founded a successful Southern California mortgage bank division specializing in lending all over the western US. In 2016. Alex continued his financial career and joined Wells Fargo, followed by Union Bank of California in Point Loma, San Diego. Motivated to find the right lending solution for his clients, he left Union Bank to start working with Innovative Capital. This move allows him to offer a wider variety of lending solutions to support the needs of his clients.

Growing up in northern California, Alex has been a musician. When he is not serving his clients and working, he enjoys playing in multiple local music projects, spending time with his two teenage children, and enjoying the San Diego community.
Carl Maggio

Carl Maggio

Carl Maggio grew up in La Jolla, California and graduated from Arizona State University in 1995. He obtained his California real estate license in 1997 and has assisted countless borrowers with non-traditional real estate financing solutions since 2006. Focusing primarily on residential loans for the past 17 years, Carl wanted to expand into commercial lending and joins Innovative Capital as a broker-associate. Carl is a licensed broker with the California Department of Real Estate, broker license #01216308 and NMLS #700208.

When not assisting his clients, Carl enjoys spending time with his wife and five children.

Dema Zlotin

Dema Zlotin

Dema is the Managing Director of Innovative Capital Income Fund. Over the past 14 years, Dema has invested in over 150 residential and commercial loans in CA, TX, MN, and NC generating an average of 10% annual return with no loss of capital.

Previously, Dema started, operated, and sold three fast-growing technology and services companies serving Fortune 500 customers. Dema started his career at Andersen Consulting and Price Waterhouse.

Dema has a bachelors degree from UCSD.

Jim Comforti

Jim Comforti

Jim has a long standing professional relationship with the financial industry. He started his career in the securities industry as a Financial Advisor and transitioned to asset management. His 20+ years of experience has equipped him with a solid understanding of the lending, debt, and securities markets. Additionally, he has been able to hone in on the skills of listening to clients needs and aspirations and tailoring his approach accordingly.

Jim has since embarked on a new adventure in the commercial lending profession where he has been able to build on his skills and work directly with clients, ensuring their needs and preferences are heard and attended to.


In his spare time Jim enjoys the active California lifestyle outdoors on long walks with his dog or spending quality time with his wife and three daughters.
Eric Hampton

Eric Hampton

Eric Hampton grew up in Prescott, Arizona, and graduated from the Torrey Honors Institute at Biola University in 2013 with a bachelor’s degree in Political Science. Throughout and immediately after college, he worked in door-to-door sales, after which he transitioned to enterprise tech sales, which brought him to San Diego. He has since had extensive experience working with companies’ sales and operations divisions in emerging markets. Eric has developed a skill set in systematizing companies’ business development processes to enable them to achieve massive growth. He believes the most successful companies value “people over processes” and that genuine human flourishing should be the foundational goal of all business.

Eric, as his degree suggests, is politically involved and in his free time works with a nonprofit he cofounded that educates upon and advocates for individuals’ Constitutional rights. For leisure, you can find Eric playing golf, ultimate frisbee or cheering on San Diego and Arizona sports teams.
